A condominium complex at Ski Time Square no longer has any parking. It’s the Ski Time Square Condos, built in 1972. The parking structure residents have been using was causing concern so the HOA there had two safety assessments and structural studies done, both of which failed. Those studies were forwarded to DBT Thunderhead LLC out of Washington DC, which owns the property.
Here’s Marcus Fresques, who is on the HOA Board for the 80-unit building.
“Since 2020, we’ve gotten an engineering report from Steamboat Engineering and Design because we were concerned with the safety of the garage and the structural integrity. They came back to us and said that the structure was unsound. We forwarded that to DBT. Since then, we have had very little communication with them. They have stonewalled us pretty much every step of the way.”
We also reached out to DBT Thunderhead LLC (DBT Development Group) and did not hear back.
Another engineering study was done in 2022. The HOA forwarded the engineering studies to DBT, who then sent them to the City of Steamboat Springs and Routt County, and they then did an inspection and sent notice to DBT Thunderhead LLC that the property is in violation of municipal codes and that the underground parking structure is unsafe to occupy and should be vacated immediately.
It was blocked off with fencing last Friday (Oct. 21).
In a letter to DBT Thunderhead, the building department said the owner can make corrections to the parking structure to make it safe or submit a Demolition Permit to remove it.
Until then, the condo owners at Ski Time Square Condos still have nowhere to park their cars.
“If there’s no parking, you can’t rent. If there’s no parking, you can’t sell it.”
Fresques has been a resident owner there since 2006.
